Prices, costs and news for our four cities

Prices and rents here come only from properties a POP coordinator visited and an admin approved. They are worked out when you open the page. Below them: what is moving each city, the cost on top of the price, today's loan rates and the latest news. Every outside fact links to its source.

What these figures are, and what they are not

Please read them carefully. They cover only a small set of data, and that is why they are useful.

Asking prices, not sale prices

These are the prices owners and agents ask on POP. The final price is agreed between the two sides. We do not get to know it.

POP's catalogue, not the whole city

We count only listings on POP. This is a small, verified part of the market, not all of it. A locality with few listings here may have many on other sites.

Same type compared

Land, shops, offices and PG or co-living beds are counted, but not used for the prices. An average of a flat and a shop is not useful for either.

Why so many figures are still blank

A typical price from just three flats is not reliable. We cannot call it the rate for a locality. So with fewer than 5 listings, we show only the count and leave the price blank. The numbers will show as we verify more properties.

Questions people ask

See all answers
How do I know whether a price is fair?+

For sale listings measured in sq.ft., if we have the locality average, the page shows the price per sq.ft. It also shows if the price is above, below or within 7% of that average. If we do not have a locality average, we show nothing. We do not guess.

What is the full cost of buying, on top of the price?+

Add registration (about 7.5% in Andhra Pradesh and about 6% in Telangana) and any brokerage shown on the listing. If the price is not all-inclusive, add the other charges the listing shows, such as parking, club house or corpus fund. For a flat that is still being built, GST is also charged, usually 5% (1% for an affordable home). Each property page adds this up for you.

Checks that matter in each city

Each city has its own rules. Do these checks before you pay any advance.

Visakhapatnam

  • Near the sea, ask for the CRZ status in writing.
  • Check the land's zone in the new VMRDA Master Plan 2041.
  • Check approvals with GVMC or VMRDA, and the EC on IGRS Andhra Pradesh.

Hyderabad

  • Check the lake maps. A building inside a lake's FTL or buffer zone can be demolished by HYDRAA.
  • Check the project or layout on the TG RERA website before you pay.
  • Check land records on Bhu Bharati, and the EC on IGRS Telangana.

Amaravati

  • For a returnable plot, ask for the APCRDA allotment certificate.
  • Check the plot's zone in the APCRDA master plan.
  • Visit the plot. Check the roads, water and power there, not only on the map.

Tirupati

  • Buy only in a TUDA-approved layout. Check its LP number on the TUDA website.
  • Check TUDA's list of cancelled or unauthorised layouts first.
  • For rental income, check the distance to the temple routes, colleges and Sri City.

Occupancy certificates and mortgage release made simpler in Andhra Pradesh

The state's Municipal Administration department has made it simpler to get an occupancy certificate and a mortgage release through APDPMS, the online building permission system. CREDAI Visakhapatnam says this helps finish property deals faster. Madhurawada, PM Palem, Rushikonda, Yendada and Anandapuram are drawing the most interest.

New VMRDA Master Plan 2041 approved

The state approved the revised master plan for the Visakhapatnam region. It plans for metro rail, a coastal corridor, bus rapid transit and suburban rail. Before you buy land, check its zone in the new plan.

In Andhra Pradesh it is about 7.5% in total: 5% stamp duty, 1.5% transfer duty and a 1% registration fee. In Telangana it is about 6%: 4% stamp duty, 1.5% transfer duty and a 0.5% registration fee. It is charged on the government market value or your agreed price, whichever is higher. The stamp duty calculator in Finance shows the amount in rupees, and the date we last checked the rates. Confirm the final amount at the sub-registrar office.

Will a bank give a loan for the property I like?+

Banks lend more easily on a flat in a RERA-registered project, a house with building permission, or a plot in an approved layout. For plots, banks usually lend 60 to 75% of the value. Home loans do not cover agricultural land. Each property page tells you what we know for that property. The bank makes the final decision.

Is it safe to buy near a lake in Hyderabad?+

Be careful. Buildings inside a lake's full tank level (FTL) or its buffer zone can be demolished by HYDRAA or the municipality. Before you pay, check the property against the lake boundary maps of HMDA or the irrigation department, and ask your lawyer to confirm it.

What is a returnable plot in Amaravati?+

Farmers who gave land for the capital under the land pooling scheme get developed plots back from APCRDA. These are returnable plots. If you buy one, ask for the APCRDA allotment certificate, check the plot number on the APCRDA website, and make sure the farmer has registered it in their name first.
