1. About these Listing Terms
1.1 These Listing Terms apply when you post, edit, copy or upload a property on POP, on the website, in POP CRM or through bulk upload. They are part of our Terms of Use. Words such as "Owner", "Agent", "Builder", "Listing" and "Coordinator" mean the same as in the Terms of Use.
1.2 You agree to them when you tick "I accept the listing terms" before you submit. If you list for a company or a team, you agree for them too.
1.3 If these Listing Terms and the Terms of Use differ on a listing matter, these Listing Terms apply.
2. Who can list
2.1 You can list a property only if one of these is true:
- You own it, alone or with others, and the other owners agree.
- You hold a valid power of attorney or a written letter from the owner that lets you sell or rent it out.
- You are an Agent the owner has asked, in writing, to sell or rent it out.
- You are the Builder or promoter of the project, or are allowed in writing to sell its units.
2.2 POP may ask for proof of this at any time, for example a sale deed, tax receipt, electricity bill, power of attorney or the owner's letter. If you cannot show it, we may hold or remove the Listing.
2.3 Agents and Builders must be registered with Telangana RERA or Andhra Pradesh RERA where the law needs it. Show your RERA number on every Listing that needs one. A project that must be registered under RERA cannot be listed without its RERA number.
2.4 On the website, an Owner can have up to 3 properties and 3 PGs on POP at one time. To list more, move to POP CRM. It is free for owners. Agents and Builders list from POP CRM.
3. Every detail must be true
3.1 Everything in your Listing must be true and current on the day you submit it, and you must keep it that way. This includes:
- Price or rent, deposit, maintenance and whether the price is negotiable.
- Area. Give carpet area where you know it, as RERA uses it. Say clearly if a figure is built-up or super built-up area. For a plot, give the plot area and the unit (sq.ft., sq.yd., cent or acre).
- Bedrooms, bathrooms, floor, facing, furnishing and parking.
- Possession status and date, and who lives in the property now.
- Approvals you mention: DTCP, HMDA, VMRDA, APCRDA, TUDA, panchayat, building permission, occupancy certificate, RERA.
- For a PG or hostel: sharing, who it is for, food, rules, notice period and gate time.
3.2 Do not hide anything a buyer or tenant needs to know. This includes a court case, a bank loan or charge on the property, a dispute between owners, an order that stops the sale, or a tenant who will not leave.
3.3 Do not use words that promise what you cannot prove, such as "guaranteed returns", "100% clear title" or "government approved", unless you can show the papers.
3.4 Correct your Listing as soon as anything changes. Use Edit in Your properties, or tell your Coordinator.
4. Photos, videos and text
4.1 Photos and videos must be of the property you are listing, taken recently. You must have the right to share them.
4.2 Not allowed in photos or videos:
- Stock photos, drawings or another property's photos, unless clearly marked as a sample or a builder's image.
- Watermarks or logos of other property websites.
- Phone numbers, website links or text added on top of the photo.
- People who can be recognised, unless they agree. Never children.
4.3 Do not write phone numbers, email addresses, WhatsApp links or links to other websites in the title or description. Buyers reach you through POP, so your number stays private until you choose to share it.
4.4 Write the title and description about the property only. No unrelated words added to show up in more searches, and nothing rude, unlawful or copied from someone else.
4.5 POP may resize, crop, reorder or blur photos, fix spelling and format, and translate your Listing into Telugu. We do this so the Listing is clear. We do not change its meaning.
5. One property, one Listing
5.1 List each property once. Do not post the same property again with a new price or title to appear at the top of search. If the price changes, edit the Listing.
5.2 If the same property is listed by more than one person, POP may keep the one from the owner, or the one verified first, and remove the others.
5.3 Duplicate (the copy button) is for a different unit with the same details, for example a second flat on another floor. A copy starts as a new Listing. It needs its own photos and its own visit before it goes live.
5.4 In a project with many similar units, add each unit to the project in POP CRM, so buyers see one project and the units in it.
6. Properties and Listings POP does not accept
POP will not accept, or will remove:
- Property you do not own or are not allowed in writing to deal in.
- Government land, assigned land, endowment, wakf or temple land, or any land the law does not allow to be sold or rented out.
- Property under a court order, attachment or stay that stops the deal, unless the order allows it and you say so in the Listing.
- Plots in a layout that needs approval and does not have it, unless the Listing clearly says it is unapproved.
- A RERA-registrable project without its RERA number.
- Listings that are fake, that ask for money before a visit, or that are made only to collect phone numbers.
- Listings that are not for property: services, loans, or anything else.
7. Treat every buyer and tenant fairly
7.1 Do not refuse or discourage anyone, in the Listing or when they call, because of religion, caste, community, region, language, colour, disability or diet.
7.2 You may say who a PG, hostel or co-living place is for (men, women or anyone), whether a rental is for families or bachelors, and whether pets are allowed. These are about the home, not about who the person is.
7.3 POP may remove a Listing, or change its wording, if it breaks this rule.
8. The visit and going live
8.1 No Listing goes live without a visit. After you submit, a Coordinator calls you to fix a time. Please let them in at that time, show them the property and the original papers you have, and answer their questions.
8.2 The Coordinator takes their own photos. These are matched with yours. A second POP team member, who did not post or visit the property, then checks the notes and approves it. Only then does it show in search.
8.3 If the property does not match the Listing, the Coordinator may ask you to correct it. Until you do, the Listing stays hidden. If it cannot be corrected, or you do not let us visit within 30 days, we may close it.
8.4 Going live does not mean POP has checked the title or approvals. Clause 5.4 of the Terms of Use explains what the POP Visited and POP Verified badges mean.
8.5 To protect your privacy, the map on a live Listing may show a point near the property instead of the exact spot.
9. Fees, brokerage and payments
9.1 Listing is free for Owners. Buyers and Tenants pay POP nothing.
9.2 Agents and Builders may buy a POP partner plan in POP CRM for more Listings or features. Prices are on the Pricing page, and the Refund and Cancellation Policy applies. No plan can buy the POP Verified badge or skip the visit.
9.3 An Owner listing their own property must not ask for brokerage. An Agent must show the brokerage on each Listing, as a number of months' rent, a percentage or a fixed amount. You may not charge anyone more than the amount shown.
9.4 POP never collects a token, advance or deposit for a property. Do not ask anyone to pay you through POP, or in POP's name. Ask buyers and tenants to pay only by bank transfer, after a signed agreement.
10. Enquiries you receive
10.1 When someone enquires, POP shares their name and number with you only for that property. Use them only to reply about it.
10.2 Do not add them to marketing lists, pass their details to anyone else, or contact them after they ask you to stop.
10.3 Reply within one working day where you can. How quickly you reply may be shown on your Listings.
10.4 Be honest on the phone and at the visit. What you say must match the Listing.
11. Keeping a Listing fresh
11.1 POP asks you on WhatsApp, about once every two weeks, if the property is still available. Please answer. You can also confirm it any time from Your properties.
11.2 If you do not confirm, POP may show buyers how long ago it was last confirmed, move it lower in search, or pause it until you do.
11.3 When the property is sold or rented out, mark it so, or remove the Listing, within 7 days.
12. Bulk upload
12.1 Bulk upload is for listers who have been given it, on the website or in POP CRM. Each row in your file is a separate Listing. Every rule in these Listing Terms applies to each row.
12.2 Check each Listing in the preview before you submit. You are responsible for every row you submit, even if someone else made the file.
12.3 Each property from a bulk upload needs its own photos and its own visit before it goes live.
13. When POP removes a Listing or an account
13.1 POP may refuse, hide, edit or remove any Listing, without notice, if we reasonably think it breaks these Listing Terms, the Terms of Use or the law, or if someone with a right in the property complains.
13.2 If you break these rules again and again, or on purpose, we may suspend or close your account. A paid plan may then be stopped, and refunds are only as the Refund and Cancellation Policy says.
13.3 If a Listing looks like fraud, POP may report it to the police, to RERA, or to any authority that asks for it, and share the details we hold, as the law allows.
13.4 If you think we removed a Listing by mistake, write to the Grievance Officer named in the Terms of Use. We reply within 15 days.
14. Your content
14.1 You keep the rights in your photos and text. You give POP a non-exclusive, royalty-free, worldwide licence to host, show, translate and share your Listing on POP and in POP's marketing, while it is live and for a reasonable time after.
14.2 The photos taken by POP's Coordinators belong to POP.
15. Your responsibility
15.1 You are responsible for your Listing and for your dealings with buyers and tenants. The deal is between you and them. POP is not a party to it.
15.2 If a claim, fine or loss comes to POP because your Listing was false or broke these rules, you agree to cover it, as clause 14 of the Terms of Use says.
16. Changes and contact
16.1 We may update these Listing Terms. We change the "Last updated" date when we do, and tell listers about important changes before they start.
16.2 Questions about a Listing: the Contact page on the Platform, or call +91 90000 00000.
