Buying

Where do I start if I want to buy?

Start with your budget, not the listings. Registration adds about 7.5% of the price in Andhra Pradesh and about 6% in Telangana. Your loan decides what you can afford. The Buying guide explains each step in order: budget, shortlist, visit, papers, agreement and registration. It also shows which checks POP has done and which you must do yourself.

Do buyers and tenants pay POP anything?

No. Searching, saving, comparing, calling and booking a visit are all free. POP earns from agents and builders, through partner plans and fees agreed with them. You pay POP nothing.

Can I see a property before deciding?

Yes. Every property page has a button to ask for a visit. Pick a date and leave your number. A coordinator will fix a time with the owner and confirm it with you. We save the request with that property, so we will follow up on it.

I live in another city. Can I still see it?

Ask for a video from the property page. Someone will record a full, unedited video of the place and send it to you. This is a separate type of request, because making a video is a different job from meeting you at the property.

How do I know a property is still available?

Owners and agents confirm on POP that their property is still available, and we remind them every week. Smart search shows when it was last confirmed. If you find it is already sold or let, report it from the property page and we check it again.

Can I compare properties side by side?

Yes. Turn on Compare on the right side of the page, then tap Compare on up to four property photos. The comparison shows price, size, monthly costs, cash needed upfront and rent vs buy.

What is Bujji, and is my chat saved?

Bujji is POP's AI helper. Type or speak what you need, like “2 BHK in Miyapur under 1 crore”, and it searches for you. Your chat stays only in this browser tab and is cleared when you close the tab or press New search. To understand you, your words go to our AI service provider. We do not sell your data.

How do I know whether a price is fair?

For sale listings measured in sq.ft., if we have the locality average, the page shows the price per sq.ft. It also shows if the price is above, below or within 7% of that average. If we do not have a locality average, we show nothing. We do not guess.

What is the full cost of buying, on top of the price?

Add registration (about 7.5% in Andhra Pradesh and about 6% in Telangana) and any brokerage shown on the listing. If the price is not all-inclusive, add the other charges the listing shows, such as parking, club house or corpus fund. For a flat that is still being built, GST is also charged, usually 5% (1% for an affordable home). Each property page adds this up for you.

What will registration cost me?

In Andhra Pradesh it is about 7.5% in total: 5% stamp duty, 1.5% transfer duty and a 1% registration fee. In Telangana it is about 6%: 4% stamp duty, 1.5% transfer duty and a 0.5% registration fee. It is charged on the government market value or your agreed price, whichever is higher. The stamp duty calculator in Finance shows the amount in rupees, and the date we last checked the rates. Confirm the final amount at the sub-registrar office.

Can POP help me get a home loan?

POP does not give loans. But the Finance menu helps you plan one. It shows how much a bank may give on your income, the EMI and total interest, and our bank partners' rates. Lenders show there only after a coordinator checks them.

Will a bank give a loan for the property I like?

Banks lend more easily on a flat in a RERA-registered project, a house with building permission, or a plot in an approved layout. For plots, banks usually lend 60 to 75% of the value. Home loans do not cover agricultural land. Each property page tells you what we know for that property. The bank makes the final decision.

Will I have to pay a surprise brokerage?

No. If there is brokerage, the listing must show the amount before you contact anyone. It can be one month's rent, a percentage, or a fixed amount, shown in rupees. A listing cannot charge a fee without showing it. Rentals listed by owners usually have no brokerage.

How should I pay a token advance?

Only by bank transfer, never in cash. Pay only after you have seen the property and signed a written agreement. Have your own lawyer check the papers first. Never pay anyone in POP's name. POP does not take payments for a property.

Does POP take part in the deal?

No. POP checks listings and books visits. The agreement and the payments are only between you and the owner, agent or builder. POP does not hold any money for a deal. Never pay anyone in POP's name.

Papers and approvals

Does POP check the documents?

No. POP does not check whether papers are genuine. Our coordinator visits the property and matches it with the listing. The property page shows which papers the lister says they have, such as the sale deed or the encumbrance certificate. Ask for copies, and have your own lawyer check them before you pay any advance.

How do I check that a project is RERA registered?

Most new projects and layouts must be registered with RERA. Search the project name or number on the Telangana RERA website (rera.telangana.gov.in) or the Andhra Pradesh RERA website (rera.ap.gov.in). If the property page shows a RERA number, check it there. A builder who will not share the number is a warning sign.

How do I know a plot's layout is approved?

Ask for the layout approval number (LP number). Approvals come from DTCP, HMDA, VMRDA, APCRDA, TUDA or the gram panchayat, depending on the area. Check the number on that authority's website. A plot in an unapproved layout needs LRS before you can get building permission or a bank loan. The property page shows the approval if the lister gave it.

Where can I check land records and the EC online?

In Telangana, use Bhu Bharati for land records and the IGRS Telangana website for the encumbrance certificate (EC). In Andhra Pradesh, use Meebhoomi for land records and the IGRS Andhra Pradesh website for the EC. Match the owner's name and the survey number with the sale deed.

Can I buy agricultural land and build a house on it?

You can buy it, but check the rules with your lawyer first. They depend on the state and on who you are. To build a house or make plots, the land use must first be changed to non-agricultural, with an order from the revenue department. Home loans do not cover agricultural land.

Is it safe to buy near a lake in Hyderabad?

Be careful. Buildings inside a lake's full tank level (FTL) or its buffer zone can be demolished by HYDRAA or the municipality. Before you pay, check the property against the lake boundary maps of HMDA or the irrigation department, and ask your lawyer to confirm it.

Can I build close to the sea in Visakhapatnam?

Building near the coast is limited by the Coastal Regulation Zone (CRZ) rules. How close you can build depends on the zone. For a plot or house near Beach Road, Rushikonda or Bheemili, ask for the CRZ status in writing and check it with GVMC or VMRDA.

What is a returnable plot in Amaravati?

Farmers who gave land for the capital under the land pooling scheme get developed plots back from APCRDA. These are returnable plots. If you buy one, ask for the APCRDA allotment certificate, check the plot number on the APCRDA website, and make sure the farmer has registered it in their name first.

What verified means

Do you really visit every property?

Yes. A listing does not go live until a POP coordinator has visited it. If we have not visited, it is not on the site. We never break this rule.

Who decides a property is verified?

Two different people, never one. A coordinator visits and notes what they find. Then an admin reads those notes and approves it separately. No one can approve their own listing. The person who visited cannot be the person who approves. Until both steps are done, the property does not show in search.

How is land checked differently from a home?

For land, we visit the plot and check its boundaries and the map pin. We take our own photos and match them with the owner's. We do not check the papers, so ask a lawyer to check them before you buy.

What does the date on the POP stamp mean?

It is the day a coordinator visited the property. It is not the day it was approved or published. The listing shows the property as it was on that date. That is why we always show the date.

Where do the answers on a property page come from?

They are filled in automatically from the details the owner, agent or builder gave, and from our coordinator's visit. If we do not have a detail, we do not show that question. We never guess. If an answer looks wrong, tell us with Report listing.

How do I report a wrong or fake listing?

Open the property and use Report listing on the property page. Tell us what is wrong. A coordinator checks it again, and we take it down or fix it.

What if a listing turns out to be wrong?

Tell us and we will check it again. Verification means what our coordinator saw on the day of the visit. It is an honest record of the visit. It is not a guarantee of title, and our terms say this clearly. If we got something wrong, we will fix it.

Selling or renting out

What do I need to list a property?

You need a price, the area and its unit, the six-digit PIN code, and a pin on the exact spot on the map. The form will not accept a listing without them. For a plot, you also need the survey number, and its title deed must be uploaded before the visit can pass. The Selling guide has a checklist for each type of property.

What does it cost to list?

Nothing for owners. Listing and the visit are free. Agents and builders can choose a paid POP partner plan for more listings, projects and homepage spots. No plan can buy the POP Verified badge or skip the visit.

How long until my listing is live?

It goes live after a coordinator visits it and a second person approves it. We have not measured the usual time yet, so we do not give one here. If yours is taking long, contact us and a person will tell you its status.

Can I change my listing after submitting it?

Yes. From Your properties you can correct the details or the price, add or replace photos and documents, or delete the listing.

I am an agent or builder. Why can I not post yet?

A coordinator checks agents and builders before they can list. Until then, the form shows a message and will not accept a listing. This keeps everyone who lists on POP responsible. Owners listing their own property do not need this step.

I have a whole tower or layout to list. Do I add every unit by hand?

Start with a project. Add the building or layout once, with its address, approvals and amenities. Then add each flat or plot to it. If the project is already visited, each unit does not need its own visit. But every unit still needs a second person's approval before it goes live.

I have many properties. Can I add them all at once?

Yes. Go to My properties, or Listings in POP CRM, and choose Bulk upload. Download the template, fill one row per property, and upload it. We check every row first and tell you what to fix. Each property still gets a POP visit before it goes live.

It has sold. How do I take it down?

Tell your coordinator. They will mark it sold or rented, so it is removed from search and people stop calling. You can also delete it yourself from Your properties. This removes the listing with its photos and documents. It cannot be undone.

Renting and PGs

Do you list PGs, hostels and co-living spaces?

Yes, in their own category, separate from flats. You can search them the way people choose a bed: how many share a room, who it is for, whether meals are included, and the price per bed.

How much do I need to move into a rented flat?

Usually much more than the rent. You pay the deposit, the first month's rent and maintenance, and any brokerage. A POP listing must show the brokerage amount. The Renting guide has a calculator. It shows how much of your first payment you get back and how much you spend.

How much is the deposit, and when do I get it back?

The listing shows the deposit amount. It is refunded when you move out, after the owner takes off any unpaid rent, bills or damage. Write the deposit amount and the refund terms in the rent agreement, and take a receipt when you pay.

Will there be a rent agreement?

Yes, ask for one. An 11-month agreement is the most common. An agreement longer than 11 months must be registered. If you claim HRA, ask the owner for rent receipts. Their PAN is needed if your rent is more than ₹1 lakh a year.

What should I check before I join a PG?

Check the rent per bed and what it includes (food, Wi-Fi, laundry, electricity), how many share a room, the gate closing time, visitor rules, the deposit and the notice period. Each PG page on POP shows these. Visit once before you pay, and check the CCTV and the security at the gate.

Someone wants a token advance to hold a flat I have not seen. Should I pay?

No. Paying to “hold” a place you have not seen, in person or on video, is the most common rental scam. See it first, get the terms in writing, and pay only with a receipt. If this happened through a listing on POP, tell us.

Your account and your data

Do I need an account?

Not to browse, search or compare. To save a property or a search, see a phone number, call, or book a visit, you log in with your mobile number. We send a 6-digit code, and it takes less than a minute. The same login lets you post a property.

Do I have to sign in to save a property?

Yes, with your phone number. We send a 6-digit code, and it takes less than a minute. Your saved homes then stay with you on any phone, and we can tell you when one of them changes.

Who sees my phone number?

No one, until you choose to call, WhatsApp or book a visit. Then it goes only to the lister of that property, and to POP's team to arrange your visit. We never give it to other agents. The lister's number works the same way. It is shown only after you verify your own phone.

Can I search by speaking?

Yes. Open Bujji, POP's helper, and say what you need. Bujji shows the homes that match.

What do you do with my data?

We keep only what we need to run the site. You can search and look at homes without an account. To save a home, contact an owner or ask for a visit, you log in with your phone number. We do not sell user data. See the privacy page for details.

Can I delete my account and my history?

Yes. Under India's DPDP Act, 2023, you can get a copy of your data and have it erased. Go to Your data in your account. Download a copy, or delete your account right away without asking us. We remove your name, phone, email, sign-ins and saved properties, and your name and number from the enquiries you made. Your listings are taken down. Staff accounts are different: they carry verification approvals, so another admin removes them.
