Which lender suits you?

  • 1

    Public sector banks

Usually the lowest rates and processing fees. Best for salaried buyers with a credit score of 750 or more. Approval can take a little longer.

  • 2

    Private banks

Faster approval and good online service. Rates are close to public banks, but processing fees can be higher (up to 2%).

  • 3

    Housing finance companies

More flexible for self-employed buyers, a lower credit score, or plots and older homes. Rates are often a little higher.

How to get the lowest rate

  • Keep your credit score above 750. Pay card bills in full and on time.
  • Ask each bank for its spread over the repo rate, the processing fee and all charges, in writing.
  • A floating-rate home loan has no charge for paying early (RBI rule for individual borrowers). Prepay whenever you can.
  • Ask your current bank to lower your rate before you switch. A transfer costs fees.
