Amaravati
The new capital of Andhra Pradesh, now being built. Mostly land and plots.
Please read them carefully. They cover only a small set of data, and that is why they are useful.
These are the prices owners and agents ask on POP. The final price is agreed between the two sides. We do not get to know it.
We count only listings on POP. This is a small, verified part of the market, not all of it. A locality with few listings here may have many on other sites.
Land, shops, offices and PG or co-living beds are counted, but not used for the prices. An average of a flat and a shop is not useful for either.
A typical price from just three flats is not reliable. We cannot call it the rate for a locality. So with fewer than 5 listings, we show only the count and leave the price blank. The numbers will show as we verify more properties.
For sale listings measured in sq.ft., if we have the locality average, the page shows the price per sq.ft. It also shows if the price is above, below or within 7% of that average. If we do not have a locality average, we show nothing. We do not guess.
Add registration (about 7.5% in Andhra Pradesh and about 6% in Telangana) and any brokerage shown on the listing. If the price is not all-inclusive, add the other charges the listing shows, such as parking, club house or corpus fund. For a flat that is still being built, GST is also charged, usually 5% (1% for an affordable home). Each property page adds this up for you.

APCRDA gave 41 residential and 35 commercial plots to 26 farmers by e-lottery at its Rayapudi office, with provisional allotment certificates. If you buy a returnable plot, ask for the allotment certificate and check the plot number with APCRDA.
Source: The Hans IndiaThe repo rate went up by 0.25%. Home loans linked to the repo rate may cost more, so check your EMI. The Finance page shows today's bank rates and an EMI calculator.
Source: SCC OnlineIn Andhra Pradesh it is about 7.5% in total: 5% stamp duty, 1.5% transfer duty and a 1% registration fee. In Telangana it is about 6%: 4% stamp duty, 1.5% transfer duty and a 0.5% registration fee. It is charged on the government market value or your agreed price, whichever is higher. The stamp duty calculator in Finance shows the amount in rupees, and the date we last checked the rates. Confirm the final amount at the sub-registrar office.
Banks lend more easily on a flat in a RERA-registered project, a house with building permission, or a plot in an approved layout. For plots, banks usually lend 60 to 75% of the value. Home loans do not cover agricultural land. Each property page tells you what we know for that property. The bank makes the final decision.
Be careful. Buildings inside a lake's full tank level (FTL) or its buffer zone can be demolished by HYDRAA or the municipality. Before you pay, check the property against the lake boundary maps of HMDA or the irrigation department, and ask your lawyer to confirm it.
Farmers who gave land for the capital under the land pooling scheme get developed plots back from APCRDA. These are returnable plots. If you buy one, ask for the APCRDA allotment certificate, check the plot number on the APCRDA website, and make sure the farmer has registered it in their name first.
